What is Only Direct Deals?

Only Direct Deals is an investor-focused wholesale deal pipeline delivering discounted properties directly to qualified buyers. We specialize in verified, investor-grade opportunities with clear expectations and disciplined execution from offer to close.

Who are your deals for?

Our deals are best suited for:

If you’re looking for retail listings, long contingencies, or heavy negotiation, our inventory may not be a good fit for you. However, if you want discounted deals and fast execution, you’re in the right place.

Where do you send deals?

We primarily focus on Florida but also have a wide acquisition network that allows us to deliver opportunities in multiple markets depending on inventory.

ACCESS & DEAL FLOW

How do I get on your Buyers / Investors List?

You can request access by completing our investor intake form. Once you’re approved, you will begin receiving deals directly to your email.

Do you send deals via SMS (text message)?

Yes — select VIP deals may also be sent via SMS only if you opt in to receive text alerts. These are usually fast-moving opportunities.

How often will I receive deals?

Deal flow depends on inventory and market activity, however we typically send out daily emails with your available wholesale inventory.

DEAL DETAILS & PRICING

Are these “real” wholesale deals?

Yes. These are discounted wholesale opportunities designed for experienced operators. We do not send overpriced retail listings or unrealistic deals.

Can I negotiate the asking price?

In most cases, little to no negotiation room exists. Our prices are already discounted to move quickly.
If your offer is far below asking, that deal likely isn’t in your buy box — but stay ready, because the right opportunity will come.

Do you charge any buyer fees?

We charge No Fees / Zero. Buyer pays ALL closing costs.

Can I choose the closing agent and/or close with my Title Company?

No, Seller will choose Title / Closing Agent

Are the properties occupied or vacant?

It depends. Some properties are vacant, some may be occupied. Occupancy status is usually included in the deal information whenever known.

SHOWINGS / PROPERTY ACCESS

Can I see the property before submitting an offer?

Yes — when access is available, you may request a showing or walkthrough using the contact number provided in the deal email.

Do you offer inspection periods?

No. Our deals are ZERO-DAY INSPECTIONS.
This means:

🚫 No inspection contingencies
🚫 No “due diligence” period
🚫 No renegotiations after acceptance

If you want to bring a contractor or partner, do it during the initial access window.

Can I buy sight-unseen?

Yes — many investors do. However, we only accept solid offers.
If your offer is accepted sight-unseen, we do not renegotiate after you view the property later.

OFFERS & CONTRACTS

What financing do you accept?

All offers must be:
✅ Cash
✅ Hard money

We do not accept conventional financing, FHA, VA, or long approval timelines.

How do I submit an offer?

When ready, contact the number listed in the deal email and submit your clean offer amount. We’ll handle the paperwork and next steps.

Do you require Proof of Funds?

Not always. However, some deals require Proof of Funds (POF) or verification of ability to close — especially on fast-moving inventory.

How long does it take to get under contract?

Once you submit a strong offer, contracts are typically issued quickly — often within hours or the same day depending on volume.

EMD (EARNERST MONEY)

How much is the Earnest Money Deposit (EMD)?

EMD varies by deal, but the required amount will be stated in the deal terms and contract.

When is EMD due?

EMD must be received within 24 hours of an accepted offer. This is non-negotiable and keeps our process tight and credible.

Who holds the EMD?

The EMD is held by our designated title company and applied toward closing per standard procedure.

TITLE & CLOSING

Who handles closing?

We handle title arrangements and send all executed agreements to our title partner.

Once the deal is submitted to title, you will receive an introductory email giving you direct access to the closing team.

Can I use my own title company?

No, we use our preferred title company to maintain speed, consistency, and clean execution — especially on wholesale transactions.

How fast do deals close?

Closing timelines vary based on deal type and title requirements, but these deals are structured for fast execution. If you need a long close, let us know in advance when submitting an offer.

DISCLAIMERS & EXPECATIONS

Are your deals first come, first served?

In most cases, yes. However, on high-demand properties with multiple buyers, we prioritize strong, clean offers that demonstrate the highest probability of closing quickly and smoothly.

Do you JV with other wholesalers?

Our model is built for direct access and verified DealFlow. JV situations may be considered only in select circumstances.
